Europe’s Most Ambitious Urban Renewal Initiative Underway in Northern Madrid

MADRID, Community of Madrid — Following more than three decades of visionary planning and administrative consensus, the Community of Madrid, the Madrid City Council, and development consortium Crea Madrid Nuevo Norte have accelerated active civil execution on Madrid Nuevo Norte. Encompassing over 2.3 million square meters of brownfield railway land, Europe’s largest urban regeneration megaproject is actively transforming the Spanish capital’s northern gateway into a global benchmark for sustainable, transit-oriented urbanism.

Active Urbanization Works Accelerate in Las Tablas Oeste

On-site operations are progressing at full throttle within the Las Tablas Oeste sector, the first of four major project districts to undergo comprehensive infrastructure development. Construction contractors are executing extensive earthworks, laying high-capacity stormwater management conduits, and creating subterranean utility galleries.

Progress has been further underscored by the municipal launch of public plot auctions for the sector's initial residential developments, which will deliver approximately 200 high-efficiency homes equipped with geothermal climate control and photovoltaic microgeneration ahead of the district's first completed resident handovers.

Undergrounding Chamartín Railway Corridors to Create 13-Hectare Central Park

The engineering centerpiece of Madrid Nuevo Norte centers on the comprehensive decking and undergrounding of the massive railway track corridors surrounding Chamartín-Clara Campoamor Station. For more than fifty years, open high-speed and commuter rail tracks created an impenetrable barrier separating Chamartín from Las Tablas and Fuencarral.

Covering the rail yard will create the spectacular Central Park of Madrid—a continuous 13-hectare green park elevated over the tracks that connects severed communities with pedestrian promenades, 400,000 square meters of green open spaces, and modern cycling highways while transforming Chamartín into an integrated multimodal international transit hub.

Economic Catalyst Generating 350,000 Jobs and 100% Sustainable Mobility

Madrid Nuevo Norte is projected to inject billions of euros into the Spanish economy, generating upwards of 350,000 direct and indirect jobs across its twenty-year lifecycle. The new Chamartín Business Center will host premier corporate headquarters surrounded by 10,500 new homes, 20% of which are strictly reserved for public social protection.

Engineered around a strict 15-minute city model, 80% of all trips within the district will be conducted via automated metro lines, high-frequency electric buses, or active mobility corridors, ensuring Madrid remains at the forefront of European sustainable urban excellence.
