Transforming 5.6 Kilometres of Rail Yards into Southern Europe's Premier Business Hub

MADRID, Community of Madrid — Marking an epochal moment in Spanish urban planning and civil infrastructure, the Madrid City Council (Ayuntamiento de Madrid) and the Regional Government of Madrid (Comunidad de Madrid) have enacted definitive planning approvals and commenced decisive ground-clearing engineering works across the landmark Madrid Nuevo Norte megaproject. Spanning an expansive 5.6-kilometre corridor from the northern edge of the historic Paseo de la Castellana past the M-40 ring motorway, the multi-billion-euro development represents Europe's largest urban regeneration initiative.

Promoted by development consortium Crea Madrid Nuevo Norte—backed principally by financial institution BBVA, engineering firm Grupo San José, and real estate trust Merlin Properties—the project transforms 2.3 million square metres of disused, fragmented railway brownfields that have historically severed Madrid's northern neighborhoods for over three decades into an integrated, green, and polycentric metropolis.

Modernizing Madrid-Chamartín-Clara Campoamor into Spain's High-Speed Rail Superhub

At the core of Madrid Nuevo Norte is the monumental redevelopment of the Madrid-Chamartín-Clara Campoamor railway station, managed by national rail infrastructure administrator Adif. Undergoing a multi-billion-euro transformation designed by international architectural firms UNStudio and b720 Fermín Vázquez Arquitectos, Chamartín is being reimagined as Southern Europe’s busiest, most technologically advanced multimodal railway hub.

The overhaul expands high-speed rail (AVE) tracks and subterranean commuter Cercanías platforms, directly linking Madrid with Spain's Mediterranean, Atlantic, and northern regions while connecting directly to Adolfo Suárez Madrid-Barajas Airport in just 10 minutes. A massive structural deck will span the open rail tracks, creating a soaring 20-hectare central park (Parque Central) that unifies pedestrian corridors across Chamartín and eliminates physical barriers between east and west districts.

Phased Execution in Las Tablas Oeste and Malmea-San Roque-Tres Olivos

With municipal plenary approvals formally ratified, civil contractors are executing priority initial urbanization phases in the northern sectors of Las Tablas Oeste and Malmea-San Roque-Tres Olivos. Works include laying extensive deep civil infrastructure, stormwater retention tanks, and the major structural rerouting of vital regional water pipelines managed by municipal utility Canal de Isabel II.

The project master plan designates space for 10,500 modern housing units, with an unprecedented 20 percent legally dedicated to public affordable housing—surpassing standard municipal mandates. Surrounding the residential clusters will be cutting-edge educational campuses, state-of-the-art public healthcare centers, cultural pavilions, and over 400,000 square metres of lush green parks planted with indigenous drought-tolerant Mediterranean vegetation.

Decarbonized Smart City Blueprint and Next-Generation Metro Line

Regional leaders and urban economists highlighted that Madrid Nuevo Norte is designed to set a global benchmark for 21st-century decarbonized smart city development. Public transit will dominate daily travel, with over 80 percent of all journeys projected to occur via walking, cycling, or electrified mass transit. The Madrid Regional Transport Consortium (CRTM) is engineering a brand-new, fully automated driverless Metro line spanning three dedicated stations, integrated directly with an ultra-fast high-capacity electric Bus Rapid Transit (BRT) network.

Every commercial tower and residential building will adhere to rigorous BREEAM and LEED sustainable construction standards, featuring rooftop photovoltaic arrays, deep geothermal heating loops, and greywater recycling. Anchoring Madrid's post-industrial transformation, Madrid Nuevo Norte positions the Spanish capital at the competitive forefront of international commerce, sustainable investment, and progressive European urbanism.
