FTC to Distribute $47.2 Million in Refunds to Renters Deceived by Invitation Homes

The Federal Trade Commission has announced it will distribute $47.2 million in refunds to more than 444,000 consumers following a settlement with Invitation Homes, the largest single-family rental company in the United States. The Dallas-based firm, which owns or manages over 110,000 properties nationwide, agreed to the payout to resolve federal allegations of widespread deceptive practices targeting renters. Regulators had accused Invitation Homes of advertising rental prices that concealed mandatory fees, which could total as much as $1,700 annually per tenant. The company also allegedly collected upwards of $18 million in application fees tied to deceptively marketed rental properties, with charges for services, utilities, and internet falsely presented to consumers. Additional allegations included failing to properly inspect homes before move-in and improperly withholding security deposits upon tenant departure, including charges for pre-existing damages and routine wear and tear. Eligible recipients are those who paid the company $45 or more in fees or charges between January 2021 and September 2024. The average refund is expected to be approximately $106, with individual amounts varying based on the total number of qualifying recipients and the specific charges each person incurred. Refund checks will be mailed directly, and recipients are advised to cash them within 90 days. Consumers who already received compensation directly from Invitation Homes are not eligible for the federal payment. As a condition of the settlement, Invitation Homes is required to clearly disclose all leasing costs upfront, process security deposit refunds appropriately, and reform other rental practices.
