Ceremonial Groundbreaking Commences on Historic 72-Acre Downtown Redevelopment

LAS VEGAS, Nevada — Marking a transformative milestone for urban residential development in Southern Nevada, Las Vegas Mayor Shelley Berkley joined Ward 5 Councilwoman Shondra Summers-Armstrong, municipal officials, and executive leadership from Lennar Corp. in mid-October 2026 to break ground on a massive 72-acre master-planned neighborhood. Situated on the historic grounds of the former Cashman Center and the adjacent Grant Sawyer State Office Building parcel north of downtown, the project represents one of the largest single residential undertakings in the city's urban core.

The multi-phase development replaces years of stalled redevelopment proposals—including previously floated concepts for a professional soccer stadium or medical center—with a definitive commitment to housing production. When fully built, the community will feature more than 1,000 newly constructed single-family residences and attainable townhomes, providing vital homeownership opportunities for working families, educators, and service industry professionals.

Integrating Green Space, Pedestrian Corridors, and Community Amenities

Architectural plans for the community prioritize urban connectivity and livability, incorporating pedestrian walking trails, pocket parks, a central community recreation pavilion, and neighborhood retail frontage along Las Vegas Boulevard. Municipal planners underscored that reviving the long-underutilized civic parcel creates a vibrant bridge connecting historic West Las Vegas with the burgeoning downtown entertainment and arts districts.

Mayor Berkley emphasized that expanding homeownership inventory within the city limits is essential to keeping Las Vegas affordable for working residents. The project works in concert with municipal housing trust funds, ensuring that a portion of the residences feature attainable pricing structures and down-payment assistance compatibility for first-time buyers.

Strengthening Public Safety and Intergovernmental Service Coordination

Alongside neighborhood construction milestones, Mayor Berkley and the City Council continued discussions with Clark County leadership to modernize cost-sharing compacts for regional emergency response and street maintenance. Municipal departments are coordinating with the Las Vegas Metropolitan Police Department (LVMPD) to deploy community-oriented policing and proactive infrastructure lighting across surrounding transit corridors.

Community advocates and business leaders lauded the project’s decisive focus on workforce housing and neighborhood revitalization, pointing out that activating historic downtown land parcels fuels lasting economic and social prosperity across the Las Vegas valley.
