NSW Government Breaks Ground on 220 Essential Worker Homes at Former WestConnex Site in Annandale

Repurposing Surplus Infrastructure Land for Frontline Workers

ANNANDALE, Australia — The New South Wales Government has officially broken ground on a major 220-apartment Build-to-Rent housing project on Pyrmont Bridge Road in Annandale, transforming a former industrial construction compound utilized during the WestConnex motorway build into dedicated, long-term housing for Sydney's frontline workforce. The initiative is being delivered by the NSW Government’s housing delivery authority in close partnership with community housing providers.

Under strict allocation guidelines, all 220 apartments will be exclusively reserved for essential public sector and frontline workers, including registered nurses, paramedic personnel, public hospital staff, police officers, firefighters, and educators. Rents across the development will be legally capped at a guaranteed 20 to 30 percent discount below the prevailing median market rate for the inner-west metropolitan area, addressing acute housing affordability pressures that have increasingly pushed key workers far from their workplaces.

Strategic Location Adjacent to Major Healthcare and Education Hubs

The project’s strategic positioning provides unmatched proximity to critical employment centres. Located less than two kilometres from Royal Prince Alfred (RPA) Hospital—one of Australia’s largest tertiary healthcare facilities—and within immediate reach of the University of Sydney and multiple inner-city public school campuses, the development will enable healthcare and emergency staff to commute safely by foot, bicycle, or local bus networks.

Project architects have designed the precinct to achieve a minimum 7.5-star NatHERS energy rating. Sustainable infrastructure specifications include expansive rooftop photovoltaic solar systems, rainwater capture and recycling tanks for communal landscape irrigation, smart EV charging bays for shared vehicle fleets, and high-performance double-glazed acoustic windows to mitigate surrounding urban noise.

Expanding the NSW Government Landcom Pipeline

Housing Minister and urban development officials emphasized that the Annandale development establishes a replicable benchmark for how surplus government and infrastructure land can be systematically repurposed to relieve housing shortages. With site excavation and piling underway, structural construction will proceed throughout 2027, with the first essential workers scheduled to move into their new homes by mid-2028.
